Don’t Waste Your $: 3 Fixes Sellers Think Add Value (But Don’t!)

💸 Don’t Waste Your Money: 3 Fixes Sellers Think Add Value (But Don’t!)

…and the Simple, Budget-Friendly Updates That Actually Make a Big Impact

Thinking about selling your home? If your first thought is “I need to fix everything before I list!” — take a deep breath. As your BFF in Real Estate, I’m here to tell you: not all upgrades are created equal.

Some of the most common fixes homeowners tackle before selling don’t actually move the needle on value or buyer appeal. And worse? They might cost you more time and money than they’re worth.

Let’s break it down…

3 Common Fixes That Don’t Actually Add Much Value

1. Replacing All the Carpets or Flooring

Unless your floors are damaged or stained beyond repair, replacing them entirely isn’t always necessary. Buyers today often plan to update flooring to their own taste anyway, and they won’t pay significantly more just because it’s brand new.

💡 Instead: A professional carpet cleaning or a deep clean of hardwoods can freshen up the space for a fraction of the cost.

2. Fully Renovating the Kitchen or Bath

I get it — we all love a gorgeous kitchen. But unless you’re planning to stay and enjoy it yourself, a full renovation rarely gets 100% of your investment back. Plus, buyers may not share your taste.

💡 Instead: Paint the cabinets, swap out the hardware, and add new lighting or a fresh faucet. These low-cost updates modernize the space without gutting it.

3. Painting Every Room in Trendy Colors

Painting can be helpful — but there’s no need to repaint your entire home in this year’s “it” color. What’s neutral and clean to you might not appeal to everyone, and bold choices could even hurt your listing.

💡 Instead: Touch up scuffs, repaint high-traffic areas, and stick to tried-and-true neutrals like soft greige or warm white if any room really needs it.

Small Updates That Actually Matter to Buyers

You don’t have to spend a fortune to create a polished, move-in-ready impression. These simple fixes can go a long way:

1. Boost Curb Appeal

Trim bushes, add fresh mulch, and set out some colorful potted flowers or a seasonal wreath. First impressions count — and buyers notice the outside first.

2. Update Light Fixtures + Cabinet Hardware

Swapping out dated brass or builder-grade lighting for something sleek and modern? Game changer. The same goes for knobs and pulls in the kitchen or bath. It’s amazing what $100 can do here.

3. Fix the Little Things

That leaky faucet, loose doorknob, or squeaky cabinet? Buyers will notice — and it can make them worry about what else hasn’t been maintained. Spend an afternoon knocking out the little to-do list.

BONUS: Clean Like a Pro

No one wants to imagine moving into someone else’s dust bunnies. Hire a professional cleaner or roll up your sleeves and make every surface sparkle — especially bathrooms, baseboards, and windows.

Chelmsford 2025 Paving Program

🚧 Chelmsford’s 2025 Street Paving Program Is Underway! Here’s What You Need to Know

If you’ve noticed construction signs popping up in your neighborhood, it’s all part of Chelmsford’s 2025 Street Paving Program! As a local real estate agent—and your neighbor—I like to keep residents informed about projects that can impact your daily life and your property’s curb appeal. Here’s a quick breakdown of what’s happening this paving season.

🛣️ What Kind of Work Is Being Done?

Depending on the condition of the road, the town uses one of three paving methods:

  • Microsealing: Think of this like a protective skincare routine for roads in decent shape. A thin seal coat made of water, asphalt emulsion, and fine aggregate helps preserve the pavement and extend its life.

  • Mill and Overlay: This method is perfect for roads that need a refresh. The top two inches of pavement are removed (milled), and a brand-new two-inch layer of asphalt is laid down over the existing base.

  • Pavement Reclamation: For roads in rougher condition, this is a full makeover. All existing pavement is ground up and mixed with the underlying materials to create a strong new base before fresh asphalt is added.

🗺️ Which Streets Are Included in 2025?

This year’s list of streets is extensive! Crews are working throughout town using all three methods depending on the needs of each roadway.

One change to note: Clarissa Road, originally scheduled for a mill and overlay, has been rescheduled for a future year and will instead receive full reclamation due to its worsening condition. To keep things on track, Reid Road has been added to this year’s mill and overlay schedule.

  • Ann’s Way – Microsealing
  • Ansie Road – Mill and Overlay
  • Baldwin Road – Mill and Overlay
  • Buckman Drive – Mill and Overlay
  • Burton Lane – Reclamation
  • Checkerberry Lane – Mill and Overlay
  • Columbia Street – Microsealing
  • Dayton Street – Reclamation
  • Deanna Lane – Microsealing
  • Gallup Drive – Reclamation
  • Garrison Road – Reclamation
  • Grove Street – Mill and Overlay
  • Hemlock Drive – Microsealing
  • Joyce Street – Mill and Overlay
  • Kensington Drive – Reclamation
  • Lady Slipper Lane – Microsealing
  • Lauderdale Road – Mill and Overlay
  • Livery Road – Reclamation
  • Locust Road – Microsealing
  • Longview Drive – Reclamation
  • Manwell Road – Mill and Overlay
  • Maple Avenue – Mill and Overlay
  • Miland Avenue – Reclamation
  • Newtowne Way – Reclamation
  • Oak Street – Mill and Overlay
  • Overlook Drive – Mill and Overlay
  • Reid Road – Mill and Overlay
  • Research Place – Reclamation
  • Seneca Avenue – Mill and Overlay
  • Spring Street – Microsealing
  • Stillwater Drive – Reclamation
  • Sunset Avenue – Mill and Overlay
  • Whippletree Road – Mill and Overlay
  • Wilson Road – Microsealing

Outgrowing Your Pandemic Purchase?

Outgrowing Your Pandemic Purchase? Find Your Perfect Match in Real Estate with Bethany Friesner

As the real estate landscape continues to evolve, many homeowners who rushed into buying during the pandemic are finding their current living situations less than ideal. In fact they are too quickly outgrowing their pandemic purchase. If you’re one of those sellers looking to find a home that better fits your present lifestyle, you’re not alone. With interest rates fluctuating and market dynamics at play, you might feel a mix of excitement and apprehension about making your next move. Let me help guide you through the process with simple and practical steps.

Understanding Market Trends:

The first step is getting a clear picture of the current market conditions. Though interest rates are higher, the market has its opportunities. Consequently, evaluating trends and timing can leverage your position as a seller and a buyer. Imagine stepping into your dream home without the rush and pressure.

Equity Insights:

Conducting an equity review can be enlightening. It helps in understanding your home’s current value and the financial leverage it provides. This knowledge is crucial for setting realistic expectations both when selling your current home and purchasing your next abode.

Creative Financing Solutions:

Navigating higher interest rates doesn’t have to be daunting. There are various financing options to explore, including rate buydowns or evaluating adjustable-rate mortgage options that may ease the transition financially. Collaborating with a financial advisor or mortgage expert can provide tailored solutions.

Setting Your Priorities:

Make a detailed list of what your new home must have, and distinguish between essentials and desirables. This clarity will save time and help in focusing your search. Thus, whether it’s a more spacious yard, proximity to work, better school districts, or improved amenities, being specific will streamline your journey.

All things considered, if you are outgrowing your pandemic purchase, you can embrace this transition with confidence. Because with the right tools and support, you can enjoy not just the financial aspects but also the emotional fulfillment that comes with upgrading your living situation.
